What Sutherlin Roofs Are Dealing With
A lot of Sutherlin roofs are hitting their first replacement right now. About a quarter of the homes in town were built between 2000 and 2009. Those roofs are now sixteen to twenty-six years old, which is right where a standard asphalt roof reaches the end of its first run. If you bought a house here in the last decade and nobody’s touched the roof, it’s probably original… and nearing the end of it’s effective life span.

Sutherlin is also wetter than Roseburg. The town averages about 36.5 inches of rain a year, a few inches more than Roseburg, and December alone brings close to seven inches. That means moss, especially on north-facing slopes and anywhere trees shade the roof. Moss holds moisture against shingles and works its way under the edges, and according to OSU Extension, cleaning it off doesn’t keep it away. Manufactured and Mobile Home Roofs
About a quarter of the homes in Sutherlin are manufactured, and they don’t roof like a stick-built house.
Most manufactured homes were built with very low slope, often somewhere between 1-in-12 and 2-in-12. That’s below what asphalt shingles are rated for, and shingles are heavy enough that the framing on an older home may not be built to carry them. It’s a common reason a manufactured home roof gets done badly: somebody puts a system on it that the roof was never designed to hold.
The other question is whether you’re looking at a roof-over or a full replacement. If the existing roof has a single layer and the decking underneath is sound, going over it is often reasonable. If there’s rot, soft spots, or layers already stacked up, covering it makes the problem worse instead of fixing it.
